Stop the Massive and Expensive Erosion Control Shoreline Restoration Project

After contacting the District Administrator, Ms. Nancy Nguyen, I learned the following:

  • The Erosion Control Shoreline Restoration is THE SAME EXPENSIVE PROJECT that was unanimously rejected during last year's public hearing.
  • The Project has an estimated cost of $1,399,841.87 (1.4 million).
  • To finance this project, the administration seems to be planning to commit the district to a NEW 20-YEAR LOAN of $1,650,000 (almost 1.7 million). This would lock the District into another 20-year loan, to be paid 10 years later than current District debt.
  • In the letter to owners, the District Manager is choosing to communicate a lower barrier of entry for the same massive and expensive project, $325 per unit this year vs. last year’s $1,205 per unit. This makes the project seem less expensive and less concerning.
  • The District Manager is not communicating in the letter sent to owners the real implications of committing the District to this project.
  • As owner and resident, and in the in the interest of transparency, and in line with their fiduciary duty, I requested today (8/13/2024) that the public hearing be postponed and that all owners be properly informed of the true implications of this project.
  • I am attaching to this link all relevant documents: https://drive.google.com/drive/u/2/folders/14mMrJeBEpEuMRrvZxPIc63dyvwFjdONs

FIX ONLY WHAT IS BROKEN!

We don’t need another massive and costly project that will saddle us with millions in debt for the next 20 years. Let’s not pass this burden on to our children. Instead, let’s be strategic with our funds and address only what truly needs fixing—no wasting money on unnecessary projects. If there are specific sections of the lakes encroaching on adjacent properties, let’s identify those areas and fix them directly. Why rebuild the entire house when only the kitchen needs repair?

REMOVE THE LAKE BANK MITIGATION BUDGET ITEM

Let’s urge the Board to remove the LAKE BANK MITIGATION budget item, which costs $127,390, and demand full transparency. A letter informing residents of a proposed $325 per unit maintenance assessment increase doesn’t tell the whole story. Owners and residents deserve to know the details and real implications of this budget item. The smaller amount seems deliberately strategic.

Please stay tuned for more on the proposed 2024/2025 budget.

  1. We must bring to the Sheriff attention for him to investigate the Trails at Monterey District. This district was created by Caribe and the Miami-Dade County in 2003. It was created for us to pay the lakes maintenance. We do not own those lakes, this is simply a scam.
